Flooring and plumbing rough-in when the kitchen plan changes

Once the sink moves six feet, the floor has to be opened to follow it. That one decision drives the drain, the vent and the flooring order. Notes from kitchen remodeling irvine made fresh daily bake shop treat the plumbing as the first fixed point, because a kitchen in Irvine, CA on a slab cannot hide a mistake under the cabinets.

Moving the sink on a slab

A drain that has to move across a concrete slab means cutting a trench, setting new pipe at the right slope and patching the concrete. Slope matters: drains fall about a quarter inch per foot, and a longer run needs more drop than the slab thickness allows. Where the cut is too long, the sink stays near its old wall and the layout bends around it instead. Slab floors are common across Orange County, including tract houses in Woodbridge and Turtle Rock.

Island sinks and venting

A sink in an island has no wall behind it for the vent pipe. The usual answer is a loop vent that rises under the counter and then drops back below the floor, or an air admittance valve where code allows it. Either one is planned with the island, since both need space inside the cabinet base that cannot be used for drawers.

Supply lines and shutoffs

New hot and cold lines follow the drain to the new spot. Shutoff valves belong under the sink, within reach, and the dishwasher and any refrigerator water line each get their own tap. Older homes may still carry old supply pipe that is better replaced while the wall is open than left as the weak point behind new cabinets.

Floor before or after the cabinets

The question is whether the floor runs under the cabinets or stops at their edge. Running it under looks clean and makes a future cabinet change messy, because the new base has to match the old height. Stopping at the cabinets saves material and leaves the floor patch hidden, but any later layout change leaves a bare strip. The choice is made before the cabinet order goes in.

Slab patch and flooring height

A trench patch rarely lands at exactly the old surface, so the floor is checked with a straightedge before anything goes over it. Tile needs a flat base, and a dip of an eighth inch over a few feet shows in the grout lines. Floating plank floors forgive more, though the patch still has to cure before the boards go down.

Order of work

The plumber opens the slab, the concrete is patched and cured, the floor goes in or is prepped, the cabinets are set, and the counter follows. The fixtures go in last. Running these out of order is how a finished floor gets cut open a second time in a Northwood kitchen or anywhere else in Irvine.
